HVAC Services Plans—Your Comfort Solution

Keep your investment operating safely and efficiently every season

We offer both a HVAC Full Service Plan and a Maintenance Plan. With either plan, you'll receive our 21-Point Preventive maintenance inspection twice a year for your equipment.

  • When you sign up for a Maintenance Plan, you’ll receive a 15% discount on repairs (parts and labor) and we’ll waive the diagnostic fee (regularly $89).
  • With our special HVAC Full Service Plan, you receive all the benefits of a Maintenance Agreement, plus full parts and labor coverage, and no service charge for us to come out to you.

Here’s what our maintenance checklist includes for both cooling and heating services:

Cooling Maintenance Checklist

  • Test suction pressure and temperature
  • Test discharge pressure and temperature
  • Test all safety controls for proper operation
  • Test all motor bearings
  • Test operation and condition of compressor
  • Test crankcase heater operation
  • Test thermostat operation
  • Inspect blower motor, lubricating as needed
  • Inspect condenser fan motor, lubricating as needed
  • Inspect and tighten all wiring connections
  • Inspect evaporator coil
  • Inspect all capacitors for bulges, rust, and leaks
  • Inspect disconnect box at outdoor unit
  • Inspect and clean condensate drain
  • Inspect and clean condensate pumps
  • Inspect condenser coil
  • Inspect and clean blower wheel, if applicable
  • Check temperature difference between return and supply air
  • Check blower motor belt if applicable, adjusting as needed
  • Check blower speed, adjusting as needed
  • Check voltage and amperage of all motors
  • Replace standard 1″ filter

Heating Maintenance Checklist

  • Test carbon monoxide levels of furnace
  • Test thermostat operation
  • Test ignition system
  • Test safety and operating controls, adjusting as necessary
  • Test wiring connections, tightening as necessary
  • Test temperature rise between return and supply air
  • Test blower motor, lubricating as needed
  • Test zone valves*
  • Test expansion tanks*
  • Test aquastat and/or relay*
  • Test water regulator
  • Inspect gas valve
  • Inspect motors, pumps, bearings, and fans; lubricate moving parts as needed
  • Inspect flue pipe and heat exchanger
  • Clean burners, adjusting as necessary
  • Clean flue pipe
  • Clean drainage system
  • Clean pilot assembly
  • Clean standard flyer
  • Clean combustion chamber
  • Replace standard 1″ filter**

  • Will maintenance save me money?
  • It’s designed to! Although the most important part of maintaining your HVAC equipment is that you’ll ensure steady and safe operation, maintenance will also cut down on your costs. Your AC and heater will consume less energy, you won’t need to schedule frequent repairs, and the equipment will last for much longer.
  • Does maintenance take long?
  • In most cases, we can complete a maintenance job in 1–2 hours. There are times when we may need longer, but you can expect us to be out of your way in no time, leaving you with an HVAC system in great shape.
  • Can I skip maintenance now and then?
  • You’re not required to have maintenance—but we strongly recommend you keep current with annual maintenance for both systems. For one thing, you may void the manufacturer’s warranty if you miss out on maintenance appointments. You’ll also soon start to see the negative effects of maintenance neglect: high energy bills, increased malfunctions, unreliable system performance. Skipping maintenance can subtract years off the life of these vital comfort systems.
  • Is there any maintenance I can do myself?
  • Yes, there are several steps you will need to do yourself around the year: regularly changing the air filter, cleaning vent covers, cleaning the outdoor condenser unit, and keeping the area around the outdoor unit free of debris. But all other maintenance tasks—the ones we do during our visits—need to be left to licensed professionals. They require specialized training and tools.
  • I have a heat pump—does it only need one maintenance visit a year?
  • A heat pump is a special case, since it works as both a heating and air conditioning system, working throughout the year. You’ll need to treat it as two separate systems as far as maintenance is concerned, arranging for spring maintenance to prep it to act as an AC, and fall maintenance to prep it to act as a heater.
